I guess the Army is going woke and getting microgrid Green Infrastructure before the homies in California
FORTRESS: The Pentagon is preparing every major U.S. military base to survive 90 days without outside support — no civilian power grid, no global supply chains, no outside fuel or water.
The initiative, revealed in documents reviewed by Fox News Digital, envisions portable ve battery storage, and microgrids that can disconnect installations from civilian electricity entirely. Strategic reserves of munitions, fuel, critical minerals, and medical supplies would be stockpiled based on wartime consumption rates. Civilian factories are being pre-identified to shift to defense production during a crisis.
Pentagon chief spokesperson Sean Parnell put it bluntly: "Power is combat now. Without electricity, you lose communications, water, logistics, assembly lines and just basic military command structures."

American conservatives are constantly bemoaning the decline of aesthetic standards and calling for a return to classical Roman architecture, but are now forced to defend the Cheesecake Factory. A constant tension between the Brooks Brothers patrician and the Kid Rock populist.

every Airbnb owner-host I know is making significantly above market rate for long-term rentals.
this is just about margins and market share for most
the rest should go back to a long-term model.
and if you built your $ model on such a tight return (+the labor of guests) 🤷🏼♀️

Buy 2 washer dryers & a 2nd dishwasher. Have 3 sets of linens / sheets. My friends and brother who own/operate Airbnbs do the latter.
My SIL hand irons the flat sheets. She loves this personal touch.
My brother still bakes fresh cookies for every guest stay.
They love this.

Just dishwasher and towel load because so many guests ask for early checkin. Lately it has been 70 percent of my guests. Machine cycles take time. I specifically demand from my cleaners not to put dishes away until they are super dry. The newer machines shortest cycles are 1:45 or 2 hours (the save the environment thing ends using 4 times the electricity). Guests complaining on X dont get. A cleaning team cannot turnover an entire house with 5 beds, from messy and dirty to spotless and guest ready, in time, if the machines are slow.
-More hosts will outsource the laundry (I am going to for sure),
-Sadly, when families with babies and toddlers implore for an early checkin, it is now going to be a No.
-And watch the great cleaning teams increase their prices by $70. They will quickly start seeing messy houses more often (it used to be infrequent and charge more for it when it happens). Now their base will go up, as it should. Hosts who dont want to pay more will higher not so great cleaning teams… you kni what that means. Cutting corners, reusing duvet covers…

a yucky real estate deal in kenya... but could be anywhere
In 2007, a German investor and entrepreneur, Thomas Schiering, entered the Kenyan real estate scene by acquiring a prime piece of coastal land, Plot Kwale/Kinondo/755 in Diani, alongside his then-wife.
Between 2011, and 2012, Thomas met a Kenyan woman Nereah Michael Said, also m the coastal region. Nereah Michael Said was a former banker and had initially served as Thomas’s financial advisor in Kenya. Thomas then divorced his first wife, retained full rights to the Diani plot as part of his divorce settlement, and settled with his new romantic partner, Ms.Said.
As the romantic relationship solidified, it naturally evolved into a financial and business partnership centered around developing the prime Diani land. To safely channel cross-border investments from Germany to Kenya, the couple moved away from keeping things strictly personal. They formalized their partnership by registering a joint private limited liability company called Rising Eagle Limited.
Both Schiering and Ms. Said were listed as shareholders and directors of the company. In their joint company, Rising Eagle Limited, the formal ownership split was handled through a combination of corporate shares and a parallel Trust Agreement. While Thomas Schiering owned 88% of the asset value, Nereah Michael Said owned 12% of the asset value.
Schiering transferred the ownership of the Diani land directly into the company’s name to serve as the corporate asset base.
With the corporate structure in place, the relationship shifted into heavy construction mode. Schiering began wire-transferring millions of shillings through international banking channels into Kenya to construct four (4) residential holiday flats, an expansive swimming pool, and an outdoor gazebo lounge.
In 2012, Thomas informed Nereah he wanted to sell a portion of the property. Nereah then stepped in with her "advice". She explicitly told him that subdividing the land while it was held under the corporate name of Rising Eagle Limited would cause immense legal delays and bureaucratic red tape.
Nereah then convinced Thomas that trying to subdivide the large, prime beachfront plot while it was registered under their corporate entity (Rising Eagle Limited) would involve endless government red tape, massive institutional delays, and heavy tax penalties.
Using her dual position as his romantic partner and his local financial advisor, she manufactured a bureaucratic excuse that made the transfer seem logical and safe to Thomas. She argued that the Ministry of Lands and local county offices would process subdivisions exponentially faster if the land belonged to an individual Kenyan citizen rather than a corporate body with foreign shareholding.
Nereah deliberately initiated the idea and convinced him to make the transfer.
Because they were intimately involved and planning a life together, she framed the transfer not as a business risk, but as an act of convenience rooted in mutual trust. She assured him that she was merely acting as a temporary vehicle to smooth out local legal processes for their shared benefit.
To completely disarm Thomas and overcome any lingering hesitation, she agreed to sign the Trust Agreement on February 3, 2012. By willingly putting her signature on a document that acknowledged she was only holding the land as a proxy and only owned 12% of the value, made Thomas believe he was legally covered.
She willingly signed the Trust Agreement knowing it would give Thomas the confidence to sign over the actual Title Deeds. Thomas transferred the title deeds to Nereah on February 3, 2012, based on the trust agreement.
Nereah calculated that once her name was permanently stamped onto the official government land registry, the physical deeds would legally override the private trust document. She used the romance to get him to let his guard down.

I drove past that school in Berne, SZ when he was still a student there. My local friend casually pointed it out.

One thing I’ve learned today is that a LOT of Airbnb hosts haven’t realized they’re actually in the hospitality industry, not the real estate industry.

BREAKING: Israel carried out airstrikes on 2 warehouses in Iraq storing Chinese-made MANPAD systems recently transferred from Iran to Iran-backed militias, destroying the large shipment, per Iraqi officials to Asharq Al-Awsat.
It is the first Israeli strike on Chinese equipment.
The strikes occurred shortly after the weapons arrived last week, which are heat-seeking MANPAD systems designed to counter low-flying aircraft, part of secret shipments from China to Iran.
Iraqi Intelligence circles assess that the resumption of the US-Israeli war against Iran may have already begun quietly on Iraqi territory, without an official announcement, a senior political adviser said.
The US warned Iraq's prime minister yesterday that it intends to strike Iran in the coming days.
